What is the difference between a modular building and a portable cabin?

A portable cabin is a single, self-contained building that is delivered in one piece by road and installed on site ready for immediate use.

A modular building is constructed from two or more individual modules. The modules are delivered to site by road, craned into position and connected together to create larger buildings of any size.

Are modular buildings cheaper than traditional build?  

Modular construction is typically more cost-effective when compared to traditional construction. Standardisation, factory production and reduced waste all contribute towards the cost saving.

Do you deliver nationwide?  

Yes, we deliver nationwide using our network of experienced transport providers.

Can I move my building later?

Yes. One of the main benefits of portable cabins is that they can be easily relocated whenever needed.

Will I get a warranty?

Every building we supply is backed by a full warranty and official certification for your peace of mind.

How long do modular buildings last?

With the right care, a modular building can last well beyond 30 years. Because the roof is exposed to the harshest weather conditions, it’s important to keep gutters clear of debris and to periodically inspect the roofing membrane for any signs of damage or wear.

How much is a portable cabin?

Can I design my own layout?

Absolutely. Whether you’re looking for a single office cabin or a multi-storey complex, you can customise the layout, size, finishes, and internal features to match your vision.

Our design team work closely with you from concept to completion, helping you to create a layout that’s functional, cost-effective, and perfectly aligned with your requirements.

What interior finishes are available?

You can choose from a wide range of flooring, wall finishes, door types, lighting, and fittings.

Are there any size limitations for modular buildings?

While individual modules have transport size limits, multiple modules can be joined together to create larger or multi-storey buildings with virtually unlimited space potential.

What external finishes are available?

Choose from a selection of industry-proven external finishes and colours. These include plastic-coated steel, timber, composite cladding, aluminium and brick slips.

Can modular buildings be expanded or reconfigured in the future?

Yes. Modular systems are expandable and reconfigurable, allowing you to add new sections, rearrange layouts, or relocate units as your needs evolve.  

Do you provide design support?

Yes. Our design team can develop layouts and visual concepts as part of our free design service.

Installation & Timescales

How long does it take to install a modular building?

Installation is much faster than traditional construction. Depending on size, most modular buildings can be delivered and installed within 1 - 3 days. Building handover would follow shortly after following compeltion of the remaining site fit-out works.

Can site preparation and factory construction happen at the same time?

Yes, that’s one of the key advantages of off-site construction. While the modules are being constructed off-site, groundworks and foundations can be completed simultaneously, significantly reducing overall project time.

What site access or space is required for installation?

We’ll need sufficient access for delivery vehicles and cranes to safely position each module. Our team carry out a site survey beforehand to plan logistics and ensure smooth installation.

How long will I need to wait for my building?

Our current lead time for portable cabins is 4 – 6 weeks. We can sometimes accommodate shorter lead times depending on the building size and fitout.

Can installation take place in bad weather or during winter?

In most cases, yes. Since most of the construction happens indoors at our factory, weather has minimal impact. Come the day of the delivery, installation may be briefly delayed in severe conditions such as high winds, but overall timelines remain far shorter than traditional builds. 

Who manages the installation process?

Your project will be overseen by a dedicated project manager who co-ordinates delivery, crane operations, installation and final handover, ensuring everything runs safely and to schedule.

How quickly can I get a quote?

Once we have discussed your requirements, we can usually provide a detailed quotation within a few working days. We are able to provide indicative budget costs over the phone should you need something immediately.  

What factors affect the cost of a modular building?

Key cost factors include building size, specification, finishes, site access, ground works and utilities.

The transport distance can also influence the final price. We manage our overheads very carefully in order to keep our prices extremely compeititive.

Do you provide free quotes or site surveys?

Yes. We offer free no-obligation quotes and can arrange a site visit to assess your requirements and provide an accurate cost breakdown before placement of an order.

Can you quote for any ground preparation works?

Absolutely. We can be a turnkey provider should you need us to be.

This can include groundworks, mains connections, planning application and building control submissions.

Are there any hidden costs?

No, we provide transparent, itemised quotations covering all aspects of the project, from design to delivery and installation. Any optional extras or upgrades are clearly discussed upfront.

Can modular buildings be financed or leased?

Yes. Many clients choose finance or hire-purchase options to spread costs over time. We can help connect you with trusted finance partners if required.

Planning & Regulations

Do modular buildings require planning permission?

As a rule, any building on site for longer than 28 days requires planning permission unless subject to permitted development rights.

Can you help with the planning application?

Yes. If required, we can provide the option to prepare, submit and manage your planning application on your behalf and liaise with local authorities where needed.

How long does the planning approval process take?

Our experience has found that the process typically takes between 10 - 12 weeks, depending on the local authority and project complexity. We recommend starting the process early, and our team can support you with drawings and documentation to help things move smoothly.

Do modular buildings meet UK building regulations?

Absolutely. All our modular buildings are designed and built to fully comply with current UK building regulations.

Do modular buildings comply with fire safety regulations?

Yes. All our modular buildings are designed and constructed in line with current fire safety regulations, including fire-rated materials, escape routes, alarms, and compartmentation.

Do modular buildings require foundations or special groundworks?

Yes. Even though modular buildings are lighter than traditional structures, they still require suitable foundations for stability and longevity. The type of foundation, such as concrete pads or strip foundations, will depend on soil conditions and building size. We offer the option to undertake ground condition surveys in order to advise on the most suitable option for your site.
